Prerequisites:

The student should have a good basic knowledge in the field of microeconomics and the economy of the farm. |
Target skills and knowledge:
|
The aim of the course is to provide students with the knowledge necessary for professional practice in the field of the rural appraisal. |
Examination methods:
|
The exam is oral. With reference to specific part of the program, during the course, progress tests may be scheduled. The participation to the progress tests is not compulsory and is restricted to the students frequenting regularly the lessons. The aim of the progress tests is to verify students' level of learning and to simplify the final exam. |
Assessment criteria:

To assess the preparation of the students the following topics will be considered:
- Knowledge of the general principles of appraisal;
- Knowledge of methods of estimation;
- The ability to apply the methods to legal estimates. |
Course unit contents:
|
1 credit: Aims and purposes of Real Estate Appraisal. Real estate demand and market segments.
Real estate profitability. Characters of estimates. Appraisal cases: valuation of the most probable market price; damage valuation. Estimation procedures and estimation models. Economic aspects of assets. Estimates in the public and private context. International valuation standards.
2 credit: Financial mathematics. Present value and discounting. Simple and compound interest. Annuity and Poliannuality. Amortization and reintegration quotas.
3 credit: Price comparison approach models: simple comparison, simple regression, estimate by unit values, multiple regression, Market Comparison Approach, adjustment coefficients. Income approach: income capitalization, gross rent multiplier.
4 credit: The Cost approach: articulation of the cost approach, balance sheet and comparative approach, obsolescence factors and depreciated price. The phases of estimation of the transformation value. The value of subrogation (outline). The procedures to estimate the complementary value: estimate by comparison, mixed estimate.
5- 6 credit: Land demand and supply. Characterisation of the farmland market segments. Land market in Italy. Land and farm appraisal. Estimation procedures and case studies. Estimate of farm damages and of the complementary value. The adjustment of the estimated values considering the specific situation of the land. Vineyards and orchards appraisal. The value of the land and vines in an intermediate year.
7 credits: Real estate demand and supply. Characterisation of the real estate market segments. Real estate market in Italy. The honeycomb cycle in real estate.
8 credit: Legal estimates. Estimation of the usage estate rights (usufruct, use and housing right). Right of way (passage, aqueduct, methane pipeline, power line). Compulsory purchase legislation in Italy. |
Planned learning activities and teaching methods:

The course is divided into hours of lectures and hours of practical application.
The lectures are preparatory to the knowledge of the methodologies that will be applied to case studies during the course. In this way, the student will be provided with appropriate methodological basis which should allow it to independently apply the methods learned. |
